CLEVELAND — The North Coast Waterfront Development Corporation (NCWDC) has made a significant move in reshaping the future of Cleveland’s downtown lakefront by selecting DiGeronimo Development as its master development partner. This decision marks the beginning of a project that has been a long time in the making, aimed at reconnecting the city with the beauty and potential of Lake Erie.
Prime Development Opportunity
The redevelopment area encompasses approximately 50 acres of desirable lakefront land. Notably, this includes around 25 acres currently dedicated to surface parking north of Huntington Bank Field and another 25 acres occupied by the stadium itself, which is slated for demolition in 2029. City officials believe this site represents one of the most remarkable urban waterfront redevelopment opportunities in the country, setting the stage for something extraordinary.

Mayor Justin Bibb encapsulated the excitement surrounding this redevelopment. “Cleveland has spent over 100 years planning for its lakefront, and today we are moving from vision to implementation,” he stated in a press release. With a $100 million stadium settlement and over $150 million in federal and state grants, there are ample resources to foster economic growth and bring people closer to the water.
Selecting the Right Partner
The NCWDC, a nonprofit established by the city, was responsible for leading the competitive selection process for a development partner suited to undertake a project of this magnitude. After issuing a Request for Qualifications last summer, the organization reviewed 18 proposals and conducted 11 in-depth interviews to find the best fit.
Cleveland City Council President Blaine Griffin praised DiGeronimo Development for standing out among the competitors. “As a Northeast Ohio-based company, they bring deep local roots, a proven track record, and a strong commitment to collaboration and community benefits,” he stated. This local connection promises greater accountability and ensures that more project dollars stay within the regional economy.
Laying the Groundwork
In the past 18 months, efforts to prepare for redevelopment have been intensive. The city and NCWDC have successfully secured over $150 million in funding for initiatives such as the North Coast Connector and have undertaken critical legal and infrastructure preparations. Engagement with the community has also been a focal point, emphasizing the importance of public input in shaping the future of the site.
A Balanced Vision
Scott Skinner, president and executive director of NCWDC, expressed confidence in DiGeronimo’s understanding of Cleveland’s lakefront vision. “They demonstrated a clear ability to balance equitable public access with economic development,” Skinner noted, emphasizing collaboration with both the community and additional partners.
Fresh Perspectives
DiGeronimo’s project will be approached with a fresh perspective, especially in light of the absence of a stadium anchor post-demolition. The planning team aims to incorporate feedback from earlier community engagements while adapting to the new reality of a 50-acre site. “We need to look at this site with fresh eyes,” Skinner remarked, highlighting the evolving nature of the project.

DiGeronimo Development comes with a substantial portfolio, leading over $550 million in active development projects across Northeast Ohio and managing roughly $1.1 billion in assets. The experience and resources they bring will be pivotal in driving the success of the lakefront redevelopment.
Moving Forward Together
Now, NCWDC and DiGeronimo will enter an exclusive negotiating phase to finalize development agreements in collaboration with the city. This marks an essential step in the project timeline as both parties aim to align their visions with Cleveland’s broader aspirations.
Envisioning the Future
Looking ahead, a master planning consultant is expected to be selected in early 2026, further solidifying the roadmap for this ambitious project. The planning team will utilize feedback from over 5,000 community surveys and nearly 300 public meetings to refine the Cleveland Lakefront Master Plan, aiming for a preliminary plan release in summer 2026.
Proposed Elements of the Redevelopment
While final plans remain in development, early proposals suggest a vibrant mix of elements. These include mixed-income housing, retail and hospitality spaces, publicly accessible waterfront promenades, a food hall supporting small businesses, and an indoor-outdoor music venue with a capacity for approximately 10,000 attendees.
Commitment to the Community
As part of their commitment to community engagement, DiGeronimo and NCWDC will develop a Community Benefits Agreement with the city. This agreement will outline vital commitments regarding minority- and female-owned business participation, housing affordability, workforce and hiring goals, and improvements to public spaces. This proactive approach aims to ensure the project delivers meaningful benefits to an array of stakeholders.
